Powder Mill Office Park is a 125,000 square foot office park located on a scenic 14 acre parcel of land in the heart of the Bushnell’s Basin - located on Route 96, adjacent to Route 490 and just minutes away from Eastview Mall and the NY State Thruway.

Powder Mill Office Park was completed in the 1980’s and has just finished an extensive renovation that enhanced all of the common lobbies and bathrooms, added elevators and constructed community use conference rooms. RYCO Management has been the developer for the renovation – from the equity and debt financing through to the construction management and leasing.

The office park includes 6 separate buildings – all connected by an underground conduit that facilitates the delivery of cost saving Internet and VOIP services. The steel and concrete construction and “pod” building design helps create a professional yet personal feel.

Just introduced is an executive suite concept for individual users. The executive suites offer each tenant a host of buffet style services from phone service, live operator answering, Internet service, document preparation and management and much more.

Powder Mill Office Park is home to over 75 different tenant organizations and is fast becoming known as the area’s entrepreneurial office park that can accommodate the needs of the new start up to the larger corporate office.

  Basin Park

Basin Park is a 150,000 square foot office park that is located directly across from Powder Mill Office Park on Route 96 in the heart of Bushnell’s Basin. The RYCO owners purchased Basin Park in October of 2006 increasing its office space holdings to 300,000 square feet on Route 96. Although serving tenants of all sizes, the Basin Park layouts can accommodate tenants up to 50,000 square feet – much larger floor plates than the other RYCO properties can accommodate. The acquisition allows RYCO to serve its tenants from start up size to large corporate headquarter size.

RYCO will be making various improvements to Basin Park in 2007 and will continue to market Basin Park as the “value” opportunity on Route 96 – with professional space and immediate “hands on” service but at the lowest prices in the corridor. Basin Park has quality anchor tenants such as Canandaigua National Bank and the Sutherland Group and the Canandaigua National Bank clock and flag pole are easy to spot icons on Route 96 making the location second to none in the corridor.

  15 Fishers Road

This 25,000 square foot office building built in the 90’s is ideal for the smaller tenant need. Its modern design fits perfectly on the hard corner of Fishers Road and Route 96, with the entrance located off of Fishers Road. 15 Fishers Road offers a professional shared common conference room and has office suites ranging from 200 to 5,500 square feet.

  Westfall Park Medical Center

Westfall Park Medical Center is planted in the heart of the most exclusive medical office area in Rochester and is located at the Southwest corner of Westfall Road and Clinton Avenue in Brighton. The office park includes 5 buildings and a total of 50,000 square feet. Westfall Medical is home to smaller sized physicians offices and offers a much more personal and quaint style of office space. It serves tenants from 400 square feet to 12,000 square feet. This space is set in a beautiful wooded lot and is perched at the highest elevation of the area providing a unique setting. It is reasonably priced and is the value alternative for the medical service provider.

  Clinton Woods

Clinton Woods is a 40,000 square foot medical office building located adjacent to Westfall Medical in a beautiful wooded setting. It is was built in 2002 and is the home to the University of Rochester Ear Nose and Throat practice occupying 20,000 square feet and also home to University Cardiovascular Associates that also occupies 20,000 square feet. The complex offers ample parking and is fixed in the heart of this premiere medical office area.

  Brandon Woods

Brandon Woods was initially built as a town house community but with the construction of Clinton Woods, its use has been altered. Existing today are 5 town houses totaling almost 10,000 square feet. Brandon Woods is located in between Clinton Woods and Westfall Medical and is tucked into a beautifully landscaped area that affords these units wonderful privacy. Brandon Woods is approved to accommodate some type of low intensity medical use that relates to the other tenants that surround it. There have been plans drawn to convert these units into office and residential style uses ….it is ideal for an innovative use given the great location and attractive setting.

  Appellate Court Building

RYCO Management provides a turnkey facilities management function for this 200,000 square foot regional courthouse located in downtown Rochester. RYCO takes full responsibility for all management functions to insure that this state facility is fully operational as required by the Court’s strict guidelines.

1162 Pittsford Victor Road – a 3.25 acre parcel next to Basin Park and across from Powder Mill Office Park is now available. The lot has direct access off Route 96 and has been improved with pavement and utilities. Will accommodate a 2 story 45,000 SF office building.
